If you are thinking of buying at auction, you should be armed with as much information as possible about any property you would like to bid on.

You literally cannot afford to get carried away with the excitement of bidding for the property only to find that it is not fit for the purpose you want or there is an issue with the legal title.

When you are the successful bidder of an auction lot – you have made a legally binding contract to purchase that property within the time stated in the auction contract. On the day you will pay a 10% deposit plus possibly documentation fees and any auctioneers costs which are detailed in the contract and then will be liable for the remainder of the purchase price on completion, usually within 28 days.

At AST Hampsons our experienced Property Law team based in Rochdale and Bury Offices will check the Legal Pack for you BEFORE you commit yourself, to ensure that you don’t have a bad experience. We’ll advise you on any title issues and make sure you are aware of all of the costs you will have to pay not only on the day of the auction but on completion too.

Once you have successfully secured the property, we will complete the conveyancing and ensure that the legal title of the property is transferred to you.

We charge a fee of £350.00 plus VAT to check a legal pack pre-auction for each check but if you go on to purchase the property we will complete the transaction for our normal purchase fee less the cost of the legal pack check.
